Welcome to the December 2022 Kincade International Newsletter.
As in all my meetings with friends and clients, I am being asked how the market is doing. This is happening more than ever! Everyone's uncertainty is evident as they are attentive to my response. It makes me laugh as it probably means no one was really listening to me before.
It is difficult to answer this broadly, as everyone's circumstances are unique; however, here are my thoughts on where we are.
This could be the beginning of a sentiment change for sellers.
The overwhelming negative news for sellers has been so one-sided that recent hints of more positive news could strengthen their resolve to see this through.
Until now though, the only positive news has been the luxury market, which has seen prices holding during this current cycle.
The recent increase in rates will fuel more negative news. However, due to the lack of inventory/stock, sales prices in reality have been pretty stable, if the property is valued correctly and taken to market with the correct pricing.
