Welcome to the March 2023 Kincade International Realty and Virgin Homes Australia Newsletter.


The year has got off to a fantastic start. We have launched a new brand for our new development product, Virgin Homes Australia also we are excited to feature our new conjunction property Sira Beach House - Bali Indonesia.


Throughout my meetings in Sydney and New York since the beginning of the year, I am again constantly asked how the market is doing. Everyone's uncertainty is evident as they are attentive to my response.


It is difficult to answer this question broadly, as in New York and Sydney the price points are uniquely different; however, here are my thoughts on where we are:


This could be the beginning of a sentiment change for sellers. I believe that if your property is correctly priced it will sell. I have seen this in many circumstances over the last 3 months.


In Sydney we would encourage sellers to review all 3 selling options, including private treaty, expressions of interest, and auction. In a Buyers market, it is important to understand your buyer pool and how many buyers are interested in your property. Kincade agents are committed to advising you on the best route forward for your property disposal and helping you to choose the best route for you and your family. Our knowledge of the current market is second to none. I would encourage clients to reach out to us for a free market appraisal.


The Luxury market has seen prices holding firm during this current cycle. this is due to a lack of quality inventory and cash buyers.

The recent increase in rates will fuel more negative news. However, due to the lack of inventory/stock, sales prices in reality have been pretty stable, if the property is valued correctly and taken to market with the correct pricing, it will sell.

MARKET UPDATE

After posting a -13.8% drop in values over the past year, Sydney's median dwelling value dropped below the $1 million mark for the first time since March 2021.

Throughout the current downturn, the one solace to many homeowners was the strong value growth experienced throughout the upswing, with the majority of markets still recording property values well above the levels recorded at the beginning of the pandemic.

Nationally, unit values remain 7.3% above the levels recorded in March 2020, despite declining -6.1% over the past nine months, while national house values are still 17.3% higher.
